Frequently Asked Questions
Development & Planning
The concept plans look quite suburban. Are these the final plans?
No. These plans are only to give a sense of what’s possible given the size of the Veritatis Splendor property. The next step in the process is to engage a professional architect who will start from scratch and generate new designs, which will take into consideration several factors, including:
- Existing topography and engineering requirements (e.g. septic, drainage, etc.)
- Existing natural features (e.g. lakes, blueberry patch, Bernadette falls)
- Surrounding landscape (rural Texas)
- Financial feasibility
When will the final plans be developed?
Timeline for final plans is dependent on completing the initial capital raise, but target date for completion is middle of 2025.
What architectural style(s) will be used?
While specific designs will be decided by the architect, there will be a number of high-level criteria provided, such as:
- Designs should be complimentary to the surrounding landscape
- The community should feel more like a village than a suburb
- There needs to be a balance between aesthetic and affordability
- There needs to be a balance between density of population and maintaining the natural environment
What types of properties will be available?
Stage 2 will consist of single-family residences and Stage 3 will be pairs of smaller residences for an (Over 55) retirement community.
Are you selling lots, houses or rentals?
- Residences in stage 2 will be house & land spec homes. Families will be able to select from a range of existing designs and customization options.
- Homes in the retirement community will be purchased but will have a “guaranteed buy back” model when a resident wishes to leave the community.
- The original Stage 1 area still has a number of lots (2 – 3 acres) which have yet to be built on and do come on the market from time to time.
When will you begin selling and what is the expected timeframe for completion of a build?
Our goal is to start pre-sales toward the end of 2025. Build time is approximately 9 – 12 months.
What are the anticipated prices of homes?
Final pricing of homes will be determined once final designs are in place and builder selection has been completed. It is our goal to offer a variety of housing designs and sizes at varying price points.
Amenities & Features
What amenities will the community offer?
A full list of amenities will be provided once final designs are completed, but some of the amenities that will definitely be included are:
- Shopping village
- AirBnB accommodations to host visitors
- Chapel with cemetery or remembrance garden
- Educational facilities for homeschooling families
- Events center
- Parks and picnic areas
- Walking trails
Other desired amenities include:
- Children’s playgrounds
- Fitness center/sport courts
- Dog park
- Library/Community Center
Will there be a new chapel/church?
Yes, there will be a new chapel built on the top of the hill between stage 1 and stage 2. Initially this building may serve as a multi-function building, e.g. chapel, town-hall, etc.
In what order will the development progress?
The exact order of development will depend upon a few factors. I.e.
- Market demand for residences
- Cost of common area amenities
- Ability to create additional revenue streams (e.g. shopping village, AirBnB accommodation)
However, the new chapel in St. Raphael Square will be one of the first buildings constructed.
